I have just receieved a letter from Pennine Playgrounds consulting with local residents about building a small development of townhouses to the rear of the houses on Keighley Road. I beleive they wish to build 13 town houses.

Which in prinicpal is OK but I have a few issues. These being that there would be adequate parking for the houses as the residents in this area have very few options when it comes to parking and more pressure would make it unbearbale if not impossible. I am also aware from when we had the land searches done when we bought our property that there is an old mill pond under that land which is of concern to me. The other major concerns are the fact that the current houses are built on higher ground and there is a retaining wall which I fear might be damaged by building works and even worse that any ground works such as pile driving for these houses may indeed cause damage to my property. A small concern is houses being built directly behind which may block light from my property or indeed look directly into my property, but I hope I am right in understanding that you cannot do this?

Does anyone else have any opinions on this, whether they are directly affected or not?

I think by the letter they have sent us that they are just asking opinions of the residents. Reading between the lines, the want bigger premises and they are going to raise funds for this by developing houses on their current site. It says they have not gone as far to draw up plans yet. I don't have a scanner or I would email you a copy of the letter Peter.

My recollection is that the previous owner of the site, Silsden Caravans, also applied for permission for residential development on the site prior to selling, which was refused. It was said that too many roads or sites joining Keighley Road in the short distance between the canal bridge and the petrol station was one of the reasons for refusal.

The pond to which you refer is the former mill dam that powered the water wheel in the adjacent corn mill, now Naylor Myers main building. The site has since been occupied by BMDC (before Silsden Caravans) as a roads maintenance depot and the dam has been well filled with chippings etc during that period.

If you are not aware, there is also a current project to move the entrance to the proposed Sykes Lane development from the rumoured "Lidl site" to the redundant fenced site between Mill Banks and the bottom entrance of Albert Square (coincidentally also owned by BMDC and formerly occupied by Silsden Caravans). I have the drawings. This perhaps merits a separate thread but I was just making you aware of it because of the close proximity. Hope this helps.

This 1938 OS map might be of interest. It shows where the mill pond was (it's quite large so it will take a while to load).

Thanks. I still have a copy of the maps that were sent when we had the search done when we bought our properties but the maps were small and very poor copies.

I know the mill pond and the petrol station were questioned in our search and also in our mortgage valaution as they are within 25- 50 metres of our property boundary.

Peter I may ask Pumbajunior to bring you a copy of our letter for you to publish that everyone is clear on the plans etc.

This is now in the Keighley News again today!! We MUST stop this!!!! Whats the point in building more eye sore pointless cat boxes pretending to be some sort of homes ?? we have had too many knocked up and thrown up houses in silden! Please just leave land to be land...why not covert it into off road parking for residentials if need be,,for safety reasons..better than having to look at more reconstituted stone and horrible homes!!!! PLEASE HELP STOP THIS!!!!

Totally agree with askandrina - no more Cat Boxes. Houses used to be built with good sized gardens, now you're lucky if you get a postage stamp of green grass to call your garden. angry

For some reason there are 2 Planning Application Numbers for these houses...12/00228/FUL and 12/00229/CAC.

Not sure why 2, but the new ones follow on from the application which was withdrawn last year.

Could be a lot of traffic access problems as cars are often parked at the entrance to the site on Keighley Road

location may be wrong but we do need smaller housing for 1st time buyers to get into the chain ,after all most of us have started at the bottom and worked up to a bigger house with more bedrooms and garden, but folk av to start somewhere.and with population going up all the time they have to live somewhere,1ve been here just short of 40years and have seen loads of new estates and houses built and it will never stop,and i say again we all had to start in the housing market somewhere at sometime we cant knock the demand for future generations we have contributed to ,where they going to live "in caves"angry

no one will have to live in a cave, as people become better off they upsize and that leaves the starter homes free for the next generation.The population of silsden is not increasing at the rate of areas in bradford, there are plenty of terrace houses in silsden. I do think that there is a shortage of sheltered or retirement homes though.
